Holiday Letting Agreement – Terms and Conditions of Holiday Letting

Occupancy – The Beach House Culburra sleeps 8 people only (2 x queen beds, 2 x double beds and 1 x bunk bed) and is for family holiday only. The house is situated in a residential area with permanent neighbours either side and weddings, parties and functions are not permitted at the house.
Keys – A keyless entry code for the front door will be given to you upon final payment. A second key is located hanging beside the fridge for the back and laundry doors. Please leave the keys on the kitchen table inside and pull the front door shut when you leave. If a key is lost a $20 fee will apply. Bookings will only be confirmed upon payment of the required 50% deposit. If the balance owing is not paid by the due date, your reservation will be cancelled.
Account Settlement – All holiday rentals are payable 14 days prior to the commencement of the rental period by electronic funds transfer, credit card or Paypal/Stripe.
Car Parking – Complimentary car parking is available on the property for 3 cars.
Emergency – In case if emergency, please call 000 for police, fire and ambulance. A fire evacuation plan is located on the fridge. Please ensure you have familiarised yourself with the nearest fire exit. The property is fitted with smoke detectors and a fire extinguisher and fire blanket are located in the kitchen next to the stove. In the case of a fire, please follow the procedures outlined below:
- If the fire alarm sounds, please make your way to the nearest fire exit. Do not run.
- Assemble at the meeting point located on the evacuation plan on the fridge in the house.
- Call 000 and do not re-enter the house unless advised to do so by the Fire Brigade.
Smoking – The Beach House Culburra is strictly non-smoking.
Amenities – Pillows, quilts, bathmats, blankets (electric in winter), heaters, fans, 2 televisions, 2x DVD players, hair dryer, family board games, videos, magazines, selection of beach toys & games, beach umbrella, binoculars, boogie boards, basketball hoop, cricket set and a wading pool for babies/toddlers. An equipped kitchen with stove, microwave, dishwasher, coffee pod machine, salt, pepper, cooking spray, aluminium foil, glad wrap and serviettes as well as an 8-person picnic set. A small selection of tea, coffee, sugar and long life milk is available to have a quick cuppa when you arrive. Woolworths is just down the road & open 7 days 8.30am – 9.00pm for your grocery needs.
Pets – Pets are allowed to sleep inside or out in their own bedding. Pets are not allowed on lounges or beds. Owners must be responsible for any excessive barking noise caused by their dogs and we ask that you maintain a peaceful environment for our neighbours. As part of our “Going Green” policy, all dog droppings must be collected and deposited into the poo compost in the backyard before you leave. The tenant is responsible for any damage their pets cause to the property i.e. if the fly screens are scratched, you are responsible to have them replaced. Please make sure your dogs are treated for tick and flea protection before you visit.
Linen – Quilts/blankets and pillows are included in the rental. A portacot with mattress and a high chair are available upon request. Unless you have elected to purchase our linen service ($30pp), you will need to bring your own pillowcases, towels and sheets to suit 2 queen beds, 2 double beds and one single bed.
Laundry Facilities – For your convenience, the house has a fully-equipped laundry with washing machine, dryer, iron and ironing board. Eco laundry powder is supplied.
Garbage Disposal – Please wrap the garbage and place in the outside bins supplied. The red bin is for garbage, while the yellow bin is for recyclables only. Please do not put any other waste other than pet poo into the pet poo composter. On Tuesday evening at around 5pm, our property manager will collect the bins to be emptied. These will be brought back to the property on Wednesday.
BBQ – A hooded gas BBQ, located in the backyard, is available for your enjoyment. Please read the safety and manufacturers instruction booklet (located in the Information Folder) prior to use. The BBQ must be cleaned after every use. A spare full gas bottle is available in the laundry.
Beach Bikes – It is the guests responsibility to operate the beach bikes in a manner appropriate to prevailing road and weather conditions and to abide by the law whilst using them. This includes wearing a helmet and other protective clothing. Bike locks are supplied with bikes and should be used. If bikes are damaged or stolen, costs will be recovered from your bond. It is the responsibility of the guest to hold their own travel insurance policy to cover personal medical care in case of an accident. I understand and acknowledge that there is a possibility that an injury or accident could occur and I agree to engage in this hire period at my own risk. I agree to take full control of the hire equipment and assume total responsibility and agree to pay for any damages or loss, caused by riding falls or collisions, transportation, storage and parking.
I agree that I am solely liable and agree to pay for all expenses for any loss, damage or injury occasioned to me, or my property, or caused by me to any other persons or property.
Cleaning Fee – A cleaning fee is applicable, by law, to the property and is payable with the deposit. The owner and the agent reserve the right to reclaim the premises during a rental if they deem an inappropriate use is being made of it.
Safe – There is a small safe in the main bedroom. We cannot accept responsibility for personal possessions left on the property. Please check that you have packed everything prior to departure.
Noise – As this is a residential area with permanent neighbours either side, we ask that you keep noise to a minimum with no loud music or noise after 10.00pm.
Breakages and Damage – The Beach House Culburra is equipped with standard inventory. Please report any breakages, missing items or damaged property as soon as they happen to Shae Lutze – 0422 734 217. Where the break has occurred outside normal wear and tear, the cost of replacements/repairs will be the responsibility of the guest.
Cancellations – Should you need to cancel your booking, all monies paid will be reimbursed if you give written notice 60 days before the commencement of your stay. The deposit is not refundable if less than 60 days notice is given. If cancellations are made on or within 14 days of your stay and you have paid the full amount, only the bond will be refunded. At all times, the owners reserve the right to cancel your booking due to any unforeseen circumstances that may arise. In this unlikely event, we undertake to give you as much notice as possible and to return your deposit and all monies paid promptly.
Bond – Upon your departure, the cleaners will complete an inventory checklist. After this has been completed satisfactory, your bond will be refunded via EFT transfer within 24 hours.

This Letting Agreement has been drafted in accordance with guidelines as stated in the Short Term Holiday Rentals by Shoalhaven City Council. The property descriptions given online and in enquiries are made in good faith, but if possible, you should inspect the property before booking. We take no responsibility if the property is not suitable for your needs.
